Is Having A Buyers Representative Helpful?

Most buyers can call up the agent listing the home and get a showing and have that agent walk them through the transaction process. This is all fine but who is really looking out for the buyer?

Having an agent on your site throughout the entire buying proceedure ensures you won't get taken advantage of during the process. When an agent lists a home  that agent becomes the employee of the seller. Their job is to market and sell that home. The seller will pay a commission from the sale of the home to the agent that lists the home and also the agent that brings the buyer. If the same agent does both sides of the transaction, that agent receives all the commission. Now, who do you think that agent is working for? The listing agent wants that home sold just as much as the seller and although they must legally disclose certain things about the buyers, sellers and property there are some things that can remain confidential throughout the process.

For example: Lets say that buyers like a certain home at an open house and decide to put in an offer. They speak to the agent sitting the open house who also happens to be the listing agent. The house is listed for $250,000 and the buyers tell the agent they are approved for up to $300,000. The house has been on the market a while so the buyers would like to offer $230,000. They really love the house but there may have been more interest in the home now and they are worried they won't get it. This agent now knows the buyers situation and takes the offer to the sellers with this information.

Now that the seller knows the buyers really like it, that this is the only offer they have had and that the buyers are approved for more, they come back with an almost full price offer and the listing agent can tell the buyers that the sellers are firm and may have other offers coming in. (This isn't a lie, but it can be deceptive to the buyers) The buyers really don't have a choice but to go with the higher price if they really want the home.

Now let's imagine that the buyers have their own agent when coming into the transaction. The buyers agent will tell the listing agent that here is our offer, they have looked at a lot of home they like but if the sellers are willing to go lower, they may consider it. (The agent does not have to reveal that the buyers are approved for anymore than offered.) The listing agent doesn't know the whole situation so they take the offer to the sellers with the supplied info and the sellers may be nervous to loose the offer and accept it. Can you see how using a buyers agent just saved these buyers $20,000! This is only one example of the benefits of using a buyers agent.
