Some tips to keep in mind when looking for Tumwater, Lacey or Olympia real estate:

  • Get a pre-approval letter

Before you even begin your search, sit down with a lender with all your income and debts and go over the numbers until you have a solid idea of how much home you really can afford. My Sedona real estate partner has a great article on this subject. They will give you a letter stating you can in fact purchase a home and that coupled with an offer creates a stronger contract.

  • Know what you want first

Before running out and looking at every home in your price range, make a list of things you are really interested in. Narrow your search to square feet, number of bedrooms and bathrooms, lot size and/or ammenities. With the large amount of inventory on the market these days, this still can provide you with plenty of homes to view

  • Find an agent you like and trust

  • What to look for in an inspection

We highly recommend always having an inspection done whether you plan on asking for anything or not. This is an excellent way to learn more about your home and plan for any future investments. "If you ask for everything, you sometimes get nothing". Be waring of sellers just throwing up their hands to all your demands and walking away. Be picky on the issues and stand firm to some safety issues while others can be easily taken care of yourself.

  • Contact your Home Owner's insurance

If this is your first time buying, you will need homeowner's insurance, if it's not your first time, you will need to let your existing insurance know of your move and new address. They will also want some information on your new home.
