Are You a Motivated Seller?
Right now is not the time to think about selling your home if you really don't need to. If you are just wondering what the home is worth or wonder if you can get full price for it and if so, then think about moving, then maybe now is not the right time for you.
There are hundreds of sellers right now trying to sell because they have to. Maybe a job tansfer, new baby, kids moving out, job loss, etc. Whatever the reason if you are in a position where you need to sell, you need to be a motivated seller. This is not a market for "fake" sellers.
Here are several questions to ask yourself if you think you need to sell your home.
1. Do I have a timeline as to when I need the home sold?
This is usually the best indicator of a motivated seller. They know when they need to sell by. Non-motivated sellers just sit back on the home and don't care when it sells. If it sells, great, if not, they can sit on it a while. Time lines could be a baby on the way, new job is starting or school is starting up.
2. Did I price it right the first time?
If you don't have any time line and you can sit on the home a while, you probably priced it right out of the market to begin with thinking you will occasionally come down if necessary. Motivated sellers will have their agent price out comparables in the area and then suggest you price your home under the lowest price. Of course issues can be a factor such as you need a certain amount to sell other wise you will owe more than its worth. If this is the case talk to your agent about the best strategy to use.
3. Am I honest and cooperative with the buyers?
Non-motivated sellers tend to try and deceive buyers about issues and concerns the house may have. Motivated sellers tend to be very honest and forthwright about the condition of the home. They know they don't want anything coming back to bite them later on. By being open and honest up front, you can usually get out of the home quicker. Plus, motivated sellers and cooperative with the buyers and will try and make the deal happen by being flexible and negotiable. Fake sellers will tend to be offended by anything less than full price or any problems with the home.
